Seller's Disclosures 101!

       The purpose of a seller's disclosure is to make sure everyone is disclosing what you need to disclose about the house. The seller's disclosure is so important, if you're a seller and you've never occupied the property, you're not going to fill one of those out, you're going to fill out a disclosure that says that you have never lived there. Though, if you have lived in that house, it is your obligation to disclose everything about that building- whether water has come in from outside by things like a flood or rain, or the ground holds water if the A/C keeps breaking, and you have to disclose all of that.
       Issues with water, issues with the city, if you're fighting one of your neighbors in a lawsuit, all those things and many many more have to be disclosed to the new buyer.  It is for your protection so you do not get sued after the fact and it is for the buyer's information, it is just the right thing to do.  Well,
