Buying and Selling at the Same Time Doesn't Have to be A Struggle!

     There comes a time in many families' lives when the realization hits that the dream home they’ve chosen isn’t quite the perfect fit. This tale is not just any story, but a real journey of a young family who faced just such a revelation. They had bought a brand new build, captivated by its charm and the sprawling acreage it sat on. However, the 1,000 square foot space quickly felt cramped as their family grew. In their quest for more room, they reached out to me, and thus began a venture that many find daunting: buying and selling a home simultaneously.


The family's plea was simple yet complex, “Edna, we need a bigger house, we need places to go—how do we maneuver that?” It was a question that sparked a lightbulb moment for me, highlighting a common predicament many homeowners face and the perfect topic to share with my audience.


The Strategy

     Our approach was strategic and straightforward. First, we put their current house on the market, simultaneously diving into the search for their new dream home. This dual-action plan allowed us to make the most of our time, preparing for the moment when a buyer would step forward.

When that moment arrived, our focus sharpened. Transitioning from sellers to buyers, the family zeroed in on what they truly desired in their next home. Luck, it seemed, was on our side. They found their ideal home right in town and embarked on the final leg of their journey.


The beauty of our strategy lay in its simplicity and efficiency. We pre-signed the listing documents for their current home and aligned the purchase documents for the new home with the actual closing date. This meticulous planning meant the family had to attend only one closing session. They arrived at their new home with a moving truck in tow, fresh from the home they were leaving behind. After signing all the necessary paperwork, they stepped into the next chapter of their lives.


The Sweet Perk of Moving Day

     While the process of buying and selling on the same day may seem daunting, it comes with its rewards—quite literally. In my service, I like to add a personal touch: if you hire me, your moving day will be sweetened with a pie of your choice, a gesture to celebrate the beginning of your new adventure. Though if you do more than 1 transaction with me, you get another! The family in this story had gotten 2 pies of their choice!
