A Week-by-Week Look at the Homebuying Process.

    You found the perfect house.
  You made the offer.
  It was accepted (cue the happy dance)!
 But now what?

Let’s walk through what happens next, week by week, so you feel confident and in control from contract to closing.

🗓️ Week 1: Paperwork, Deposits & Inspections

     Once your offer is accepted, the first week is all about preparation.

Here’s what happens:

• ✅ Finalize your pre-approval with your lender.
• 📝 Sign the contracts and submit all required paperwork.
• 💰 Deliver your escrow deposit to the title company. This is your "good faith" money.
• 🔍 Schedule your home inspections — this includes general inspection, termite, roof, HVAC, etc.

This is a busy but exciting week where we get everything officially underway!

🗓️ Weeks 2–3: Repairs, Insurance & Lending

     Now it’s time to get into the nitty-gritty:

• 🛠️ We’ll negotiate any repairs based on your inspection reports.
• 🛡️ You’ll secure homeowners insurance.
• 📑 You’ll work closely with your lender to make sure all documents are in and verified.

💡 Bonus Tip:
     If you’re a first-time homebuyer, this is also when we’ll work on grant applications if you're eligible — and there are some great ones out there right now!

🗓️ Week 4: Appraisal, Closing Details & Pie

     This is the home stretch!

• 🏠 The appraisal is ordered by your lender to ensure the home’s value matches the loan amount.
• 📅 We’ll schedule your closing date.
• 🥧 And yes… if you're one of my customers, this is when you pick your closing pie flavor. (Apple’s always a winner!)

🏁 Final Walkthrough & Closing Day

     Before we sign anything, we’ll do a final walkthrough to make sure:

• All the agreed-upon items are still there (yes, even the ceiling fans and blinds).
• The house is in the condition promised in the contract.

Then…
✍️ We head to the closing table, sign all the paperwork, and you get your keys — and your pie.
